아파트단지 외부공간의 옥외시설 중요도 분석

이 연구는 아파트단지 옥외시설의 결정에 있어 입주민 중심의 중요도를 분석하여, 향후단지설계 시 필요한 시설이 무엇인지, 그리고 이러한 옥외시설의 중요도에 따라 건설사들의 마케팅 차원의 대안을 제공하고, 실질적인 분양률 제고를 위한 실무적 함의를 제공하는 것이다. 분석결과, 조경시설 중에서 식재에 대한 중요도가 높았으며, 종합중요도에서는 화단, 수목, 텃밭의 순으로 제시되었다. 이는 과거의 관상용 조경이 아닌 체험위주의 조경에 대한 입주민들의 관심의 증가로 판단된다. 또한 연못, 실개천, 분수 등 수경시설에 대한 중요도가 낮았다. 이는 공사비와 관리비 증가의 요인인 수경시설보다는 비용과 관리차원에서 용이한 조경시설을 더 선호하였다.

1. CONTENTS (1) RESEARCH OBJECTIVES This study set out to build an evaluation system for outdoor facilities in the exterior spaces of apartment complexes, conduct a survey with the residents of major cases, analyze the importance of items by the areas of evaluation according to facilities to be assessed, and provide practical implications for future apartment complex planning. (2) RESEARCH METHOD The investigator established an evaluation system for outdoor facilities in the exterior spaces of apartment complexes through exploratory investigation and did survey design and implementation based on it. (3) RESEARCH FINDING The analysis results show that plantation recorded high importance of landscaping facilities and that flower beds recorded the highest total importance, being followed by trees and vegetable gardens in the order. It seems to be the results of residents' increased interest in experience-centric landscaping instead of old ornamental landscaping. Waterscape facilities including ponds, brooklets, and fountains were low in importance because they preferred landscaping facilities that were less expensive and easy to maintain to waterscape facilities, which causes construction and maintenance costs to rise. 2. RESULTS The study analyzed the degree of importance perceived by residents in decisions about outdoor facilities in the exterior spaces of apartments, thus offering marketing alternatives to construction companies according to which facilities would be needed in future apartment complex planning and to the importance of such outdoor facilities, as well as practical implications for increasing actual sales rates.
