최근 우리나라 오피스시장은 서울3대권역이 중심이던 오피스시장 비중이 판교테크노벨리를 더한 분당권역 오피스시장 등 수도권 오피스시장이 양적,질적으로 팽창하면서 주목을 받게 되었다. 이는 국내 오피스시장에 있어 서울3대권역이 갖는 평가가치가 하락하고 있다는 것보다는 수도권중 분당권역 오피스시장이 갖는 중요성이 커졌다는 의미이며 이는 국내 오피스시장 하부시장중 서울3대권역과 분당권역간 상호 특성을 비교하여 보고 오피스 주요 경제지표인 임대료,관리비,공실률이 서로 영향을 미치는지 또 영향을 미친다면 오피스 하부시장간 어떠한 영향을 미치는지 실증하여 봄으로써 분당권역을 시발점으로 하여 서울3대권역과 교통과 지리적인 면에서 인접한 수도권 오피스시장의 중요성이 증대하고 있다는 사실을 확인함으로써 수도권 오피스시장에 관한 연구에 시금석이 되길 기대해 본다.
1. CONTENTS (1) RESEARCH OBJECTIVES Three districts in Seoul office market in Korea is still a large proportion of it is true. However, recent large companies and related companies moved in the pangyo Techno Valley, one after another began influence to directly or indirectly between the office lower market. The purpose of this study to be seeing Correlation between the office lower market to identify the underlying characteristics of the market.
