주택시장 경기변동과 주거특성들의 아파트가격에 대한 영향력 변화

Housing Market Cycle and the Fluctuation of Housing Characteristics' Influence on Apartment Price -Focusing on the Case of Dong Baek Housing Development District-

본 연구는 용인 동백택지개발지구를 사례로 아파트를 구성하는 주거특성들이 그 가격에 미치는 영향력의 시계열적 변화를 몇 가지 유형으로 나누어 실증 분석하였다. 연구방법은 12개월을 한 단위로 하는 이동식회귀분석이다. 유형은 세 가지로, 본 연구는 이를 HH형, HL형, LL형으로 명명하였다. 각 유형에 속하는 주거특성과 그것들의 특징을 간단히 요약하면 다음과 같다. 첫째, 대지지분과 중앙공원까지의 거리가 속하는 HH형은 주택경기와 무관하게 전 기간에 걸쳐 영향력이 높은 주거특성들인데, 이는 이들 주거특성들이 필수재적 성격을 지니고 있음을 시사한다. 전체적으로 대지지분과 중앙공원까지의 거리 중에서는 전자의 영향력이 후자의 영향력보다 상대적으로 더 높다. 둘째, 브랜드와 각도(향)가 속하는 HL형은 주택경기 상승기에는 영향력이 높다가 하락기에는 낮아지는 주거특성들인데, 이는 이들 주거특성들이 사치재적 성격을 지니고 있음을 시사한다. 셋째, 층과 초등학교까지의 거리가 속한 LL형은 주택경기와 무관하게 전 기간에 걸쳐서 영향력이 상대적으로 낮은 주거특성들이다.

CONTENTS (1) RESEARCH OBJECTIVES This study analyzes the fluctuational pattern of housing characteristics' influence on apartment price according to housing market cycle based on a set of time series data with special reference to the case of Dong Baek Housing Development District, Korea. (2) RESEARCH METHOD The analytical method is a series of rolling regressions in which the unit time span is twelve months. (3) RESEARCH FINDINGS The pattern found through the regressions shows three types, named as HH, HL, and LL in this study. The housing characteristics which belong to each type turn out to have the following features. First, land share and the distance to the central park fall under the HH category which means high influence on apartment price in both rise and decline situation of hosing market. Second, apartment brand and the direction of housing belong to the HL pattern which means high influence in rise situation and low influence in decline phase. Third, floor and the distance to an elementary school come under the LL type which means low influence in both rise and decline situation. 2. RESULTS First, the characteristics belonging to the HH category appear to carry necessity-like features among housing service factors. Second, the ones belonging to the HL pattern seem to have luxury-like features.
