부동산산업의 경제적 파급효과 분석

A Study on the Economic Effects Influenced by Real Estate Industry

본 연구에서는 경제주체가 노동ㆍ자본ㆍ원료 등의 자원을 투입하여 부동산 재화를 개발ㆍ운영ㆍ매각ㆍ유통하는 부동산활동의 생애주기를 반영하여 부동산산업의 영역을 재분류하고, 이를 기준으로 산업연관표를 새로이 작성하였다. 즉 건축건설, 음식점 및 숙박, 운수관련서비스, 보관 및 창고, 부동산, 금융 및 보험 등 새로이 작성된 국산거래표를 사용하여 부동산산업의 생산유발효과, 전ㆍ후방 연쇄효과, 부가가치유발효과, 소득유발효과, 생산세유발효과, 고용유발효과 및 취업유발효과를 분석하였다.

In this study, we analyze the life-cycle of real estate industry, which consists of development, operation, sales and logistics. Also, we suggest the alternative system which classifies the real estate industry in South Korea and reflects the cases from other countries. Based on such alternative classification, we examine the positive economic influences in terms of production as well as employment. The alternative classification may provide the opportunity to analyze real estate industry from the new perspective and contribute to building more appropriate or efficient policies for real estate industries.
