The Fluctuation of Housing Characteristics' Influence on Apartment Price according to the Passage of Time

본 연구는 부천시 중동 신도시를 사례로 2006년 1월부터 현재(2014년 7월)까지의 기간 동안 전용면적, 브랜드, 향ㆍ층, 접근성, 주택밀도 등 5가지 아파트가격 결정요인들의 상대적 영향력이 어떻게 변해왔는지를 13,839호의 실거래가격 시계열 자료를 이용하여 주택규모별로 고찰했다. 연구를 통해 밝혀진 사실들을 요약하면 다음과 같다. 첫째, 회귀분석의 결정계수 차이로 판단할 때, 소형아파트는 가격결정 구조가 중대형보다 단순하며 따라서 가격 추정도 용이하다. 둘째, 중대형아파트 가격은 전용면적, 브랜드, 향ㆍ층, 접근성, 주택밀도 등 모든 변수로부터 골고루 영향을 받으나 소형아파트는 전용면적과 접근성에 편향되어 영향을 받는다. 셋째, 소형이 중대형에 비해 독립변수들의 영향력이 전반적으로 안정적이다. 넷째, 전용면적, 브랜드, 향ㆍ층, 접근성, 주택밀도 등 5개 요인들의 상대적 영향력 변동은 소형과 중대형 모두 주택시장 경기변동과 무관하다. 다섯째, 전용면적과 주택밀도가 주택가격에 미치는 상대적 영향력은 소형이 중대형보다 크다.

1. CONTENTS (1) RESEARCH OBJECTIVES Almost 40 years have been passed since the professional appraisal legislation of real estate was molded. The aim of this study is to ascertain the fluctuation of housing characteristics' relative influence on apartment price according to time passage based on a set of time series data on the real transactions in Jung-dong New Town, Bu-cheon City, Korea. (2) RESEARCH METHOD The method adapted is a series of rolling regressions with one year as the unit time span. (3) RESEARCH FINDINGS First, the price formational structure of middle or large apartments in living space turned out to be more complicated than that of small apartments. Second, the relative influences of housing characteristics such as living space, floor and direction, housing density, accessibility, and brand on apartment price according to time passage appeared to be stabler in the case of small apartments than in the case of middle or large apartments Third, the prices of middle or large apartments were confirmed to be evenly influenced from various housing characteristics, but those of small apartments were proved to be relatively partially affected from both living space and housing density. 2. RESULTS It seems to be necessary for the future time-series researches on the fluctuation of housing characteristics' influence on housing price to classify dwellings into some types by the size of living space in advance.
