A Study on the Decision making of Officetel Development Project

본 연구의 목적은 오피스텔 개발사업의 공급주체로서 참여하는 각 전문가그룹별로 의사결정에 영향을 미치는 주요 요인들을 도출하여 합리적 의사결정기준을 제시하기 위한 것이다. 분석결과 전체 평가항목에 대한 최상위계층의 중요도는 사업성 및 재원조달이 가장 높게 나타났으며, 입지지역 및 시장여건, 개발 및 분양계획의 순으로 나타났다. 전체 평가항목에 대한 복합가중치 분석결과 현금흐름의 적절성, 전체 순공사비의 적정성, 입지지역 및 미래가치의 적합성 등이 중요하게 제시되었다. 직군별 복합가중치 분석결과 시공사는 투자수익률의 적절성, 입지지역 및 미래가치의 적합성이 높게 나타났고, 분양대행사는 분양가, 임대가격 및 분양조건의 적정성, 입지지역 및 미래가치의 적합성이 높게 나타났으며, 금융기관은 현금흐름의 적절성, 전체 순공사비의 적정성이 높게 분석되었다. 본 연구는 오피스텔 개발사업 의사결정을 위한 변수들을 각 계층의 특성 요인별로 집단화하여 의사결정 요인간의 상관관계를 분석해 이에 대한 상대적 중요도와 복합가중치에 의한 우선순위를 도출해 공급자 입장에서 의사결정기준을 제시하였다.

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this research is to generate major factors to influence the decision making process of officetel development project. The importance and the prioritized order of each factor generated by the complex weighting have been deduced through the comparative analysis of correlation between the decision making process factors by collectivizing the characteristics factors of hierarchy with these variable factors. (2) RESEARCH METHOD The research has been conducted on the document & data. Also, the AHP analysis has been conducted with an in-depth survey for experts in order to generate the relative importance of decision making factor. (3) RESEARCH FINDINGS As a result of complex weighting analysis, the adequacy of cash flow has been shown as the most important factor, and followed by the propriety of total construction cost, the suitability of location & future value, the propriety of sale price/condition & lease price as important factors. 2. RESULTS Based on the analysis of result significance, the importance of finance & business feasibility have been shown relatively to be the highest. The propriety of return of investment ratio has been shown as the highest item in case of the constructor, and sale price/condition & lease price in case of the sales agency, and the adequacy of cash flow in case of the financial institution.
