임대아파트 거주자의 주거만족에 관한 연구

Study on Residents' Satisfaction with Rental Apartment

임대아파트는 도시의 부족한 주거공급 문제를 보완하고, 서민들에게 거주지를 제공하는 등의 긍정적 역할을 하고 있으나, 주거만족 수준을 좌우하는 주요 요소인 거주환경에 대한 고려가 미흡하다. 그러므로 임대아파트 거주자의 주거만족 수준을 구체적으로 분석하고 그 내용을 토대로 임대아파트 거주자의 주거만족 수준을 제고할 수 있는 방안을 제안해 보고자 하였다. 이를 위해 20-60대 임대아파트 거주자 136명을 대상으로 설문조사를 실시하여, 인구통계학적 요인에 따른 주거만족도를 ANOVA분석을 통하여 조사하였다. 연구결과, 첫째, 임대아파트 거주자들의 전체적인 주거만족 수준은 '보통 이하'인 것으로 나타났고, 둘째, 임대아파트 거주자들의 인구통계학적 특성에 따른 전반적인 주거만족 수준은 차이가 없는 것으로 나타났으나, 문항별 거주만족 수준에서는 성별, 연령, 월소득에 따라 차이가 있는 것으로 나타났다. 이에 세 가지를 제안하였다. 첫째, 임대아파트 주거환경에 대한 총체적인 점검을 실시하여 주거환경의 질을 개선할 것. 둘째, 아파트 내의 공용시설을 이용하여 커뮤니티를 확충시킬 것. 셋째, 임대아파트 신축ㆍ보수ㆍ관리 시 거주자의 특성을 충분히 검토하여 실시할 것.

1. CONTENTS (1) RESEARCH OBJECTIVES This study aims to analyze residents' level of residential satisfaction with rental apartment. The quality of the rental housing has not been guaranteed yet. Therefore, it is required to analyze the residents' level of residential satisfaction about their rental housing to find out practical problems and suggest possible ways to solve them. (2) RESEARCH METHOD To pursue this study, field survey was adopted to gather 136 respondents' level of residential satisfaction. The survey was performed from April 7th to 13th in 2014 in Seoul. A questionnaire consisted of questions which asked demographic factors, level satisfaction of interaction among neighbors, amount of sunlight and ventilation, amenities, soundproofing, maintenance, and number & size of rooms in a house. The findings were verified with Anova Test. (3) RESEARCH FINDINGS First, the overall residential satisfaction levels of public rental apartments are under the average level. Second, there is significant difference in satisfaction levels, depending on the demographic characteristics such as sex, income level, and family types. Male residents expressed the higher level of satisfaction with the size and number of rooms, while female residents were more satisfied with social relations with neighbors and the maintenance. The higher incomer demonstrated higher levels of unsatisfaction in the conditions of maintenance, interior, and the size or number of rooms. 2. RESULTS This study suggests conducting general inspection to examine environments of rental apartments, and thereby to improve the quality of residential environments which will eventually enhance the satisfactions of residents.
