부동산시장 분석도구로써 시스템다이내믹스의 유용성 고찰

A Study on the Utilization of System Dynamics as a Real Estate Market Analysis Tool

부동산시장은 가시적인 또는 비가시적인 다양한 요소들이 끊임없이 상호 영향을 주고받으면서 형성되어지는 하나의 복잡계(complex system)라고 할 수 있다. 부동산에 대한 기존 연구들은 주로 통계적. 계량적 분석방법이 주를 이루어 왔으나 이러한 분석방법은 단선적 사고에 기반을 두고 있기 때문에 부동산시장을 구성하는 변수와 인과관계를 모두 반영하지 못하는 한계가 있다. 때문에 변수의 영향을 파악하고, 인과 관계에 따른 전체적인 부동산시장 변화를 분석할 수 있는 시스템적 논리가 요구된다. 본 논문에서는 부동산시장 분석도구로써 시스템다이내믹스의 유용성에 대해 고찰해 보았다. 그 결과 시스템다이내믹스는 시스템 각 구성요소의 관계성을 시각적으로 나타냄으로서 시스템 작동의 매커니즘을 쉽게 파악할 수 있고 타 변수에 대한 영향도의 동태적 변화를 포괄적으로 분석할 수 있음을 확인하였다. 특히, 역동적으로 변화하는 부동산시장에서는 시스템다이내믹스기법의 유용성이 크다고 볼 수 있다.

1. CONTENTS (1) RESEARCH OBJECTIVES Previous studies on real estate mostly relied on statistical or quantitative analysis methods. However, there is a limit of not being able to reflect all variables composing real estate market and their causal relationship because those analysis methods are based on unilinear thinking. A systematic logic to analyze overall changes of real estate market by understanding influences of variables and their causal relationship was required. In this study, utilization of system dynamics, a complex system research methodology, is observed as a real estate analysis tool. (2) RESEARCH METHOD In this study, data about structural characteristics of real estate market, complex system theories and system dynamics method were collected, searched and organized from various documentary records, books, periodicals, previous studies, etc. Also, with previous studies on real estate focusing on similar themes that used different tools, differences caused by use of different methods were analyzed. (3) RESEARCH FINDINGS Because system dynamics visually shows relations of each system components, it is easier to understand mechanism of system operation, and dynamic changes of other variable influences could be analyzed comprehensively. Especially, it was proven that system dynamics method is very useful in real estate market of dynamic changes. 2. RESULTS Because real estate market is far more complex than any other human sciences, some variables not considered with analysis based on unilinear thinking were significant factors influencing conditions of real estate market. Therefore, system dynamics method supplementing limits of statistical or quantitative methods is expected to be utilized more diversely as a real estate market analysis tool.
