KOSPI지수와 금융변수가 주택매매가격과 전세가격에 미치는 영향 분석

The Effects of Financial Market Variables and KOSPI on the Housing Price and the Rental Price

본 연구는 우리나라의 주식시장의 KOSPI지수와 금융변수가 주택매매가격과 전세가격에 미치는 영향을 분석하였다. 2002년 1월부터 2014년 4월까지 매월자료를 기준으로 분석하였으며, 연구결과는 다음과 같다. 첫째, 주택매매가격지수에 영향을 미치는 요인을 보면, 금융위기 전에는 통화량과 음의 상관성을 보이며, 전기와 전전기의 주택매매가격지수에 영향을 미치는 것으로 나타났다. 또한 금융위기 후에는 가계대출금리, 환율, 전전기매매가격지수가 음의 영향을 미치며, 통화량, 전기매매가격지수, KOSPI지수는 양의 영향을 미치는 것으로 나타났다. 둘째, 주택전세가격지수에 영향을 미치는 요인을 보면, 금융위기 전에는 콜금리91일, 환율, 전전기전세가격지수가 음의 영향을 미치고 있으며, 주택담보대출, 전기전세가격지수, 국고채3년금리가 양의 영향을 미쳤다. 한편 금융위기 후에는 콜금리91일, 환율, 전전기전세가격지수가 음의 영향을 주었고, 전기전세가격지수는 양의 영향을 미친 것으로 나타났다.

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study was to effects of financial market variables and KOSPI on the housing price and the rental price using VECM. (2) RESEARCH METHOD As a method for this study, ADF(Augmented Dickey-Fuller) unit root test, Granger causality test, impulse response analysis and VECM was used. The data during january 2002 to april 2014 was used for the analysis. (3) RESEARCH FINDINGS Analysis results can be summarized as follows. Before the financial crisis money supply have a negative (-) influence on the housing price. But interest rates, exchange rates have a negative (-) influence on the housing price., while money supply and KOSPI have a positive (+) influence on the housing price. after the financial crisis. In case of housing rental price, money bank loan rates and exchange rates have a negative (-) influence, while home mortgage loan, korean government bond yields have a positive (+) influence before the financial crisis. But money bank loan rates and exchange rates have a negative (-) influence after the financial crisis. 2. RESULTS The result of this study can be used for the planning of housing policies by cental and local governments. But it can be also pointed out as a limits of research not to consider real estate poly during the period.
