A Study on the Influential Factors of Apartment Geon-se Ratio

The study set and analyzed apartment Geon-se price ration and determined reactions of apartment deposit rental market depending on social and economic changes. The study also attempts to present measures for stabilizing apartment rental market and implications for reasonable decision making. The results can be interpreted as follows. First, increase of housing sale price raised leverage effect across deposit rental, and this in turn increased supply of deposit rental. subsequently, it decreased the proportion of deposit rental price compared to the sale price. Second, if economic growth rate and economically active population increased, demand for housing sale increased with growth of income. The again decreased the demand for deposit rental. Third increase of deposit rental price in the past is presumed to have continuous impact subsequently. Lastly if consumer price indices in the present and the former period increased, deposit rental price also increased.
