A Development of Marxian Land Rent Theory

이 글은 마르크스주의 지대론의 현황을 검토하고 도시지대를 마르크스적 범주로 서술하는 틀을 제시했다. 차액지대 II와 창업자지대개념을 통해 도시 지대와 토지/건축물가격의 엄청난 상승의 기제를 서술할 수 있었다. 또한 이런 서술을 통해 침체기의 생산과 유통에서 기능하는 자본에 의한 금융자본의 상대적 고수익과 자본의 노동에 대한 수탈의 기제를 드러낼 수 있었다. 그래서 우리는 지대가 단지 삼위일체 소득분배형식의 하나일 뿐만 아니라 자본축적동학과 노동자일상에 중대한 영향을 미치는 요소임을 확인했다.

This article reviews Marxist land rent theories and suggests a Marxian framework of presentation of urban rent. Through differential rentý and founder’s rent we can point out the causes of skyrocketting land rents, land prices and building prices. This presentation can also reveal the mechanisms of relative higher profitability of financial capital against functional capital and expropriation of labor by capital. From this presentation we identify land rent as main factors of affecting capital accumulation dynamics and workers’ daily life as well as a form of distribution of surplus value.
