서울시와 메트로마닐라 특급호텔들의 공간적 유형과 변화

Spatial Patterns and Change of the Hotels in Seoul & Metro Manila

본 연구는 해당 국가에서 관광호텔들이 가장 많이 몰려있는 서울시와 마닐라시를 대상으로, 특급호텔들의 공간적 유형과 입지계수 분석을 통해, 지난 10-20년간의 변화추제화 도시 공간구조와의 관계를 살펴보았다. 그 결과, 지난 20년간 서울시 특급호텔 수는 특1급 2급 모두 거의 2.5배의 급증세를 보였으며, 공간적으로는 1985년의 도심 단독기, 1995년의 도심과 강남의 양핵 형성기, 2005년의 강남과 도심을 중심으로 한 확산기를 거치면서 발전하고 있으며 지역경제의 발전 양상과 매우 흡사한 형태를 나타내고 있다. 한편 메트로마닐라의 경우는 지난 10년간 전체적으로 42%의 증가를 보였으나 특2급 호텔들이 그 성장을 주도하였는데, 마닐라와 마카티의 두 지역을 핵으로 한 공간적 형태를 보이면서 특히 마카티를 중심으로 많은 발전이 이루어져 왔지만, 최근에는 전역적인 공간적 확산의 조짐을 보이고 있다. 한편, 두 도시 모두 구도심과 신흥상업금융지역의 특급호텔 점유율이 상당히 높은 편이지만, 구도심들의 성장은 정체되어 있는 반면 신흥상업금융지역들은 매우 활발하게 성장하고 있다. 따라서 종래의 관공서나 해안조망 입지보다는 정제적인 기업활동 여건이 최근의 특급호텔 성장에 상대적으로 더 많은 영향을 미친다고 하겠다. 양 도시들의 특급호텔들은 앞으로도 꾸준히 증가해 나갈 것이며, 특히 과거의 구도심을 중심으로 형성된 단핵체제에서 발전하여 현재의 구도심과 신흥상업금융지역으로 구성된 양국체제를 벗어나, 미래에는 시 전역으로 점차 확산되는 다극체제를 형성할 것으로 보인다.

The purpose of this study is to analysis the spatial patterns and changes of the deluxe hotels in Seoul city and Metro Manila for the last decades. To do the research, the writer used the map analysis and the location index analysis. He found out a spatial distribution patterns and spatial diffusion pattern of the hotels in Seoul city and Metro Manila as well as certain directions of the changes. Findings of this research are as follows; The numbers of the hotels in two cities have grown rapidly for the last ten years, especially they has been influenced by the spatial distribution of the big companies. The spatial distribution patterns of the hotels are two-cored pattern in the cities. But its spread-out patterns are starting recently. According to the location index analysis, the spatial pattern of hotels in Seoul city is more spreaded out thin its in Metro Manila.
