경로분석을 활용한 서울시 오피스텔 가격영향요인 규명

An Verification of the Factors Affecting on the Prices of the Ofiicetel Using Path Analysis Model in Seoul

본 연구는 서울시에 위치한 오피스텔을 대상으로 오피스텔 가격 및 공급규모에 영향을 미치는 요인 및 영향구조에 대해 분석하였다. 분석방법은 측정변수들의 자료를 수집한 뒤 오피스텔 가격에 영향을 미치는 요인들에 대한 가설을 설정하고 Amos 20.0을 이용하여 경로분석을 실시하였다. 그간 오피스텔 시장에 대한 연구는 꾸준히 이루어져 왔으나 실거래가 연구는 부족하였고, 무엇보다 가격과 공급규모를 함께 살펴보는 등의 구조적 분석에 대한 관심은 미흡하였다. 분석결과는 다음과 같다. 첫째, 건축특성, 오피스특성, 입지특성, 지역특성 등 4개의 요인들이 오피스텔 가격에 긍정적(+) 영향을 미치는 것으로 나타났다. 반면, 공급규모, 시장특성, 시설편의성의 경우 오피스텔 가격에 영향을 미치지 않는 것으로 나타났다. 둘째, 오피스특성과 시장특성, 지역특성 등 3개 요인들은 오피스텔의 공급규모에 긍정적(+) 영향을 미치고 있는 것으로 나타났다. 반면, 건축특성, 입지특성, 시설편의성 등 3개 요인들은 공급규모와 유효한 영향관계를 갖지 않는 것으로 분석되었다.

1. CONTENTS (1) RESEARCH OBJECTIVES The major purpose of this research is analyzing the price affect factors of officetel located in Seoul and then it attempted to find causation structure. (2) RESEARCH METHOD Hypothesized for the factors affecting prices of officetel and It was evaluated the officetel affecting factors by Path Analysis Model(Decision Making Trial and Evaluation Laboratory), using program of AMOS 20.0. (3) RESEARCH FINDINGS Officetel market research on actual transaction while the study was ongoing study that has been lacking. In particular, the study analyzes with the price and size of the studio apartment was insufficient supply 2. RESULTS The results are as follows, Firstly, building characteristics, office properties, located in characteristics, regional characteristics, such as the four factors have significantly affected the officetel price. On the other hand, the feed size and market characteristics, for ease of plant showed no effect on officetel price. Second, three office properties such as market characteristics, regional characteristics showed that factors having a positive impact on the supply-scale officetel. On the other hand, three factors including architectural features, location characteristics, facilities, ease are analyzed that affect relationships and the supply does not have a valid size.
