인구구조와 주택가격 : 동아시아와 유럽 비교 연구

Demographic Structure and Housing Prices: Comparative Study on East Asia and Europe

인구구조의 변동이 주택가격의 추이와 어떠한 관련성을 갖는가 하는 문제는 최근 고령화 및 인구 감소라는, 인류가 지난 수백년간 경험해보지 못한 새로운 현상과 맞물려 주택시장의 기제에 대한 수요압력적 접근을 가능하게 한다. 유럽과 동아시아의 주요국에서 2000년부터의 실증적 분석은 생산가능인구와 쌍봉세대가 주택가격의 추이와 상당한 동조성을 보이고 있음을 나타내고 있다. 더불어 향후 15년간 인구구조의 변화는 주택시장에 커다란 수요측 압력으로 작용할 것으로 보인다.

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to investigate the correlation between the demographic structure and housing prices in Europe and East Asia. (2) RESEARCH METHOD This study has been carried out by the method of statistical comparison without the hypothesis test. (3) RESEARCH FINDINGS In results of this survey, it turned out that the working age population and‘double-humped generation’ are closely correlated to the housing market trends from 2000 to 2014. 2. RESULTS This study shows that the working age population will decrease except UK from 2015 to 2030, while not matching the prospect of ‘double-humped generation’.
