A Study on the Decision Factors of Apartment Auction in Chungnam

This study analyzed what variables would influence whether a real estate item would be auctioned off or not by conducting logistic regression analysis with the items that were auctioned off and the ones that failed in bidding. The study tried to identify the factors that would affect successful bidding decisions with whether an item was auctioned off or not as a dependent variable and 12 internal factors of auction and four external factors of auction as independent variables. The variables of significance level include appraised values(Exp(β)=1.000), the lowest prices(Exp(β)=49.419), number of elapsed years(Exp(β)=0.994), and number of rooms(Exp(β)=0.570). That is, when the appraised values and the lowest prices were higher and the number of elapsed years and rooms was lower, they had more impacts on the successful bidding rates. Unlike the previous studies that focused on contract prices, the present study identified the factors to influence successful bidding by comparing the internal variables with the external ones in their design based on residential real estate that was auctioned off. In addition, it compared local regions with the Seoul area, thus holding specific significance of analysis.
