부동산개발사업 평가기준이 사업의 성공 가능성에 미치는 영향에 관한 연구

본 연구는 제안된 부동산개발사업 평가제도의 평가기준을 바탕으로 앞서 선행연구에서 유의하게 제시된 6개 평가분야에 한정하여 평가기준의 적합도와 사업의 성공 가능성간의 관계를 분석하였다. 이를 통해 제안된 평가기준의 설계가 적절하였는지를 검토하였고, 또한 향후 부동산개발사업의 성공 가능성에 어느 정도 영향을 미쳤는지를 제시함으로써 제도 시행 전의 사전평가를 할 수 있었다.

1. CONTENTS (1) RESEARCH OBJECTIVES Based on the analysis results of evaluation area characteristics in the evaluation systems for real estate development projects, this study analyzed the effects of fitness of evaluation criteria by the areas of evaluation on the possibilities of successful real estate development projects in order to figure out the awareness level of experts in the concerned fields and identify the evaluation criteria to be improved through a preliminary evaluation of the real estate development project evaluation system to settle down in the future. (2) RESEARCH METHOD The investigator applied path analysis and structural equation modeling between fitness and possibilities of successful projects to the six significant areas of evaluation based on the previous findings. (3) RESEARCH FINDING Of the six areas of evaluation, analysis of income and expenditure indexes had the biggest influence on fitness at 0.498, being followed by the business capabilities of the developer at 0.374, analysis of investment risks at 0.361, and divestment plans at 0.243. 2. RESULTS The fitness of four of the six areas of evaluation, which include analysis of income and expenditure indexes, business capabilities of the developer, analysis of investment risks, and divestment plans, had positive impacts on the possibilities of successful projects, whereas legal and administrative fitness had negative ones on them. Judging from those findings, the proposed evaluation criteria seem to have been designed relatively well, but they require future supplementation for the areas of evaluation that are not statistically significant and the ones that have negative effects.
