The Moderating Effect Analysis on Monthly Payments for Senior Housing with Supportive Services in Japan

This study Following decrease of population, South Korea has cut down its welfare budget and it is difficult to expect the government to provide such residential spaces to the seniors on its own. Therefore, it is necessary for the private sector to participate in the senior housing market and satisfy the needs. This study aims to provide a future direction for private businesses in the senior housing market by proposing a price characteristic model related to senior housing. As a research method, first, a Hedonic pricing model was used to build a price characteristic model of senior housing. Second, the moderating effect of the location and operating corporation was investigated. Through moderating effect verification of the large corporation, influence by additional factors of large corporation was relatively less than influence of small business. Also, value increase by presence of annex facility was bigger in the outskirt of Tokyo than in the center.
