건설시장의 환경변화에 대한 대구ㆍ경북지역 건설업체의 대응방안

The countermeasure programs of construction companies coping with the changes of construction market

최근 건설자재 가격 상승, 금리 상승, 건설업체의 증가 등 공급측면 뿐 아니라 미분양주택의 급증, 주택보급률의 증가, 인구구조의 변화 등 수요측면에서도 건설시장의 환경이 악화되어 대구경북지역 건설업체의 경영에 어려움이 많다. 지역경제의 활성화를 위해서는 우선 지역 건설업체의 경쟁력 확보를 통한 건설업의 성장이 무엇보다 절실하다. 본 연구는 최근의 건설시장 환경변화에 대한 대구경북지역 건설업체의 현실적 대응방안을 모색하는 것이 목적이다. 연구결과 공급측면의 대응방안으로는 관련업체간 협력체제 구축, 기술혁신과 경영혁신, 토지개발사업의 활성화가 필요하며, 수요측면의 대응방안으로 는 다양한 판매활동의 전개, 주택사업의 비중 축소, 주택사업의 위험요인 제거가 필요한 것으로 나타났다.

Lately, the constrcuction companies are being challenged not only in supply aspects such as soaring prices of construction materials, interest rising , increase of constrcuction companies ,but also in demand aspects like the rapid increase of unsold houses, the expansion of diffusion (rate) of houses, the change of population formation and aggravation of the environment of construction market. It is crucial that local construction companies have to be developed by being guaranteed competitive power in revitalizing local economy. The purpose of this study is to search realistic ways of coping with late environment changes of construction market. The results are listed below. First, in supply aspects, it is needed to build corporation system between Daegu and Kyungbook construction companies, to renovate technology and management, and to revitalize land development business. Secondly, in demand aspects, it is needed to develope various marketing activities, to reduce housing business, and to eliminate unsafe elements in housing business.
