A Study of the Effects of Changes in Household Heads Occupational Status on Housing Tenure Choice

Recently, serious issues regarding part-time job positions have been raised due to the bipolarization of the Korean labor market. Nevertheless, even though the Part-time Worker Protection Act has been enforced for the past eight years, there remains a wide differential between full-time positions and short-term, part-time positions with respect to both income and working conditions. Compared with those in full-time positions, part-time position workers earn relatively lower income. Therefore, it is high time to study the relationship between occupational status and housing tenure choice to improve housing welfare. We use data from Statistics Korea (the Household Finance and Welfare Survey for 2012 and 2014). We extract two mutually exclusive groups, owners and renters, as of 2012. Model 1 represents owners. We investigate their 2014 housing tenure choices. Statistically significant variables include Housing area size, Moving from a non-apartment (APT) to an APT when securing a full-time position between ages 50 and 69, Moving from Seoul Metro to another region, being Divorced, Reduced household size, and Moving from an APT to a non-APT when losing a full-time position between ages 50 and 69. Renters are represented by Model 2. We investigate renters 2014 tenure choices. Statistically significant variables include APT area size, Housing area size, Seoul Metro area+APT cross effect, Bachelor s or higher degree holders, Part-time workers between ages 30 and 49, Financial assets, Squared income growth rate, Gender, Moving from an APT to a non-APT when securing a full-time position between ages 30 and 49, and Increasing household size.
