There are many cases that dispute has occurred between the seller, buyer and the realtor after the agreement and proceeding to lawsuit. therefore, this study improves the problem of checklist·explanation system of the transaction target and the rejecting period of the warranty responsibility of the seller by civil law for the enhancement of legal and systemic enhancement for reduction of real estate transaction accident and have put the purpose of preparing measures to secure trust, safety and transparency of real estate transaction and property protection aspect of the people who implement real estate transaction. Firstly, change the exclusion period of the warranty responsibility of the seller to short term statue of limitations through amendment of the civil law or change the exclusion period of warranty responsibility of the material within 6 months from the date the buyer knew such fact to within 6 months after the agreement date. Secondly, I hope the warranty liability is set limited to the facility defect appliable only to the housing real estate agreement through amendment of the real estate law amendment. Thirdly, contents that could check in more detail the matters concerning internal·external facility condition of the transaction object confirmation·manual need to be additionally supplemented.
