An Empirical Analysis of Amenity Effects on House Price

This study estimates how amenity effects on house price of Seocho-gu, Ganganam-gu in Seoul and Haewoondae-gu, Sooyoung-gu in Pusan using court auction data from January 2006 to December 2014 by qunatile regression. Proximity to subway has positive influence in Pusan, while it has negative influence in Seoul. The proximity to high school has positive influence in Seoul, and the more expensive apartments showed its influence is growing. Mountain views as a characteristic of amenity factors showed a negative effect in the Pusan, while showing a positive impact in the Seoul. Also, the result shows that sea view is the most positive variable in Haewoondae-gu, Pusan whereas river view is the most positive variable in Seocho-gu, Seoul which may reflect the regional characteristics. Accessibility of beach shows to have a positive impact on apartment prices in Pusan. Home buyers of Haewoondae-gu find satisfaction of both good scenic view and beach proximity, but them of Suyoung-gu does not find satisfaction of good scenic view, but beach proximity.
