CPTED 설계요소에 대한 공동주택 주민인식에 관한 연구

A study on apartment residents perception on CPTED design - Comparative assessment by CPTED application level using Importance - Satisfaction Analysis -

이 연구는 공동주택에 설계된 CPTED 요소에 대한 중요도-만족도 분석을 통해 주민인식의 관점에서 범죄예방에 필요한 CPTED요소의 효율성을 파악할 목적을 갖고 진행된 연구이다. 경찰청 CPTED 설계지침에 따라 2차 설계집단과 1·2차 설계집단을 세분화하여 CPTED의 구성요소에 대한 중요도-실행도 분석(Importance-Performance Analysis : IPA)을 통해 세분집단별로 중요하게 인식하는 CPTED의 설계요소를 규명하여 실무적인 측면의 유용한 정보를 제공하고자 하였다. 이상의 연구목적에 따른 실증분석 결과는 다음과 같다. 1·2차 설계집단에서 중요도와 만족도가 높은 CPTED 설계요소는 기계적 접근통제, 기계적 감시, 조직적 감시, 근린강화로 나타났다. 2차 집단의 주민들이 중요하게 인식하고 만족하는 요소는 기계적 접근통제, 기계적 감시로 나타났다. 이외의 요소들은 높은 중요도에 비해 만족도가 낮아 개선이 필요하거나, 낮은 중요도에 비해 만족도가 높아 주민들의 홍보를 통해 중요도 인식을 높일 필요가 있는 것으로 나타났다. 특히 CPTED의 1차 설계요소인 자연적 접근통제와 자연적 감시는 1·2차 설계집단과 2차 설계집단 모두 중요도가 낮아 주민의 인식수준은 높지 않은 것으로 나타났는데 이는 공동주택에 있어 주요한 CPTED의 설계요소가 전통적인 2차 설계요소라는 사실을 의미하는 것으로 주민들의 범죄예방을 위한 주요한 활동이 주로 인적요소와 기계적 요소와 관련되어 있음을 보여준다.

This study is proceeded with a purpose to explore the efficiency of CPTED element in crime prevention from apartment residents perception through an importance-satisfaction analysis of CPTED elements which is designed in the apartment house complexes. It also aimed to provide working-level side useful information examining closely design element of CPTED recognizing heftily by fractionation group through importance - run chart analysis (Importance-Performance Analysis : IPA) for CPTED s component atomizing the secondary design group, the primary and the secondary design group according to National Police Agency CPTED design guide. The actual analysis results by research purposes of the above were as following. The CPTED design elements where importance and satisfaction were high in the first and second design group were found to be mechanical access control, mechanical surveillance, systematic surveillance and bonding. The factors that the second group s residents recognize high and are satisfied appeared to be mechanical access control, mechanical surveillance. Some other elements showed low satisfaction despite high importance and so required improvement of design. Some showed high satisfaction despite low importance and it was needed to raise residents awareness of importance. Especially, natural access control and natural surveillance, the primary design element of CPTED, showed demonstrated low importance from the first and second groups perception. This means that the resident s awareness level of importance of the primary design approach. This signifies that the secondary and tertiary CPTED approach, such as human element and mechanical element is traditionally more popular in Korea than the primary approach, the natural one.
