본 연구의 목적은 공동주택의 관리방식에 따른 입주자대표회의 운영관리업무에 대한 중요도를 분석하여, 입주자들의 주거만족도를 증진시킬 수 있는 관리업무의 개선방안을 제언하는 것이다. 연구방법은 공동주택관리에 관한 이론과 선행연구 등, 각종자료에 대한 문헌연구를 실시하였다. 그리고 실증분석에서는 전문가를 대상으로 FGI를 실시하여 중요한 관리업무를 선정하고, 주택관리사를 대상으로 설문조사를 실시하여 관리방식에 따른 입주자 대표회의 운영관리업무의 중요도를 분석하였다. 분석결과 첫째, 입주자대표회의 운영관리업무에 대한 중요도는, 관리방식에 따라 서로 다르게 나타났다. 둘째, 자치관리방식이 위탁관리보다 세부항목의 중요도가 높게 나타났다. 연구결과 시사점은 다음과 같다. 첫째, 입주자대표회의는 중요도에 따라 업무의 관심집중과 방향설정을 충실하게 할 필요성이 있다. 둘째, 입주자대표회의는 자치관리방식인 경우에는 단지실정에 맞는 관리규약을 제정하고, 입주자들의 생활관리 서비스를 중시하여야 하며, 위탁관리방식인 경우에는 관리지원능력을 강화시켜 관리목표를 달성하여 주거만족도를 증진시키는데 업무의 중점을 두어야 한다.
