본 논문에서는 많은 국민이 거주하고 있는 아파트를 대상으로 지난 몇 년간 가격상승률이 높았던 제주특별자치도의 아파트 관리비 결정요인에 대해 분석하였다. 아파트의 세대수와 경과연수는 관리비 총액을 감소시키는 요인이며 분양방식이 임대, 임대분양혼합방식보다 관리비 총액이 높고, 복도식이 계단식보다 관리비 총액이 낮고, 제주시 아파트가 서귀포시에 비해 관리비 총액이 높게 나타났다. 경과연수는 공용관리비를 감소시키는 요인이며 계단식 아파트가 복도식보다 공용관리비가 낮은 것으로 나타났다. 세대수와 경과연수는 개별사용료를 감소시키는 요인이며 계단식 아파트가 복도식보다 개별사용료가 낮았고, 제주시 아파트의 개별사용료가 서귀포시보다 높게 나타났다.
1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze a factor determining apartment management fee in Jeju Special Self-Governing Province. (2) RESEARCH METHOD It was decided that 2016 annual management fee in 83 apartment complexes in Jeju Special Self-Governing Province, the apartment management fee of which was open to the public through K-apt (www.k-apt.go.kr), was dependent variable, and the physical features and the like of complexes were independent variables, and then multiple regression analysis was carried out. (3) RESEARCH FINDINGS Through this study, it was shown that the number of units and building age decreased the management fee. And management fee was larger in sale type than in rent type and mixed type of rent and sale. And the management fee was smaller in apartments of corridor access than in apartments of floor access. And the management fee was larger in apartments of Jeju city than in those of Seogwipo city. It was shown that building age reduced public maintenance fee, and the public maintenance fee was less in apartments of corridor access than in apartments of floor access. It was shown that the number of units and building age reduced private utility fee, and private utility fee was less in apartments of corridor access than in apartments of floor access, and private utility fee was more in apartment complexes of Jeju city than in those of Seogwipo city. 2. RESULTS According to the results of analysis in this study, it was shown that the number of units and building age was a factor decreasing the management fee, and the management fee was larger in sale type than in rent type and mixed type of rent and sale, and the management fee was smaller in apartments of corridor access than in apartments of floor access, and the management fee was larger in apartments of Jeju city than in those of Seogwipo city. It was shown that building age was a factor decreasing the public maintenance fee, and the public maintenance fee was less in apartment of corridor access than in apartment of floor access. It was shown that the number of units and building age was a factor decreasing the private utility fee, and the private utility fee was less in apartments of corridor access than in apartments of floor access, and the private utility fee was more in apartment complexes of Jeju city than in those of Seogwipo city.
