Impact of Information System Use on Facility Management Performance

It is widely known that information systems (IS) bring value to the user and the organization. For this reason, the construction industry has adopted IS for project management, cost and quality management, facility management etc. However, it is not known whether use of Facility Management Systems (FMS) exerts a practical influence at the performance level. This study conducted a survey to determine whether such a practical effect of FMS exists, whether differences in performance among FM levels exist, and whether different levels of dependency on FMS have different influences on performance level. It is statistically verified that IS use has a positive impact on the FM process. Performance level is affected by FMS use in 26 out of 27 FM processes, and a dependency on FMS exists in 27 FM processes. Impact on performance level varies from operational level to strategic level. This indicates that FMS is much more suitable for the strategic level than for the operational and tactical levels. The authors expect this paper to provide understanding of effectiveness and efficiency in using FMS to help FM organization decide whether or not to use the system.
