As the multi-family housing in Korea is increasing, housing management is getting important. Contracting-out management method is preferred to self-management not for the cost reduction and service improvement but for the risk management. And it is occurred between residents and company the absurdities in management company selection, managing cost and subcontracting. So, this study goals to make a contracting-out management program to be efficient, fair and clear in management, company selection, work scope and responsibility. This paper is comprised with centralized management and three phases, first is to decide to contracting-out and then solicit for bidding. Second is to select management company and enter into agreement. Third is to contract with company and begin and close the works.
