Most of studies on the pre-cooling and warm-up operation are dependent on the BEMS (Building Energy Management System). However, the majority of the buildings under management of FM(Facility Mangement) service providers are not implemented with BEMS(Building Energy Management System) due to lack of IT budget. The information recorded as the procedure of facility management on-sites with essential and minimum information selected from BAS were monitored and analyzed for the study. Consequently, optimized operation of pre-cooling and pre-heating methodologies for various outdoor temperature are established in the aspect of running hour and percentage of HVAC operation. Thus optimized operation of pre-cooling and warm-up operation has lead to modest energy saving while maintaining a comfortable indoor air quality of building for tenants.
