Most huge office buildings in Manhattan, New York provide public open spaces on their premises in order to get a bonus floor area ratio (FAR) as an incentive. The space is referred to as ‘Privately Owned Public Space’ (POPS) as well plays an important role in terms of pleasant urban environments. For this reason, there are a large number of researches how the space has an significant influence on citizens, building occupants, and urban environments. This study analyzes the space and its planning elements: various impacts for buildings, such as increasing building values and rents, making additional profits, revitalization of commercial spaces, and improving recognition of buildings. In addition, this study not only demonstrates functions, values, and importance of the space, but also suggests management methods and planning elements how the space should be planned and managed; this study conducts a comprehensive analysis of three (3) privately owned public spaces in New York City by on-the-spot inspections, the evaluation sheet, analysis of information, and professional reviews.
