아파트 리모델링 사업에서 물리적 주거환경 변화가 수익성에 미치는 영향에 대한 연구

A Study on the Influence of Changes in Physical Housing Environment on Profitability in Apartment Remodeling Project

본 연구는 리모델링 사업이 공동주택의 입지조건 변화 없이 물리적 변화에 따른 개별 특성 및 주거의 쾌적성(편의성)만이 변하는 재생사업이라는 점에 착안하여, 공동주택 리모델링 사업으로 인한 물리적 특성 변화가 아파트 리모델링 사업의 수익성에 영향을 미치는 요인은 무엇인지, 영향의 정도는 어느 정도인지에 대하여 분석하고자 하였다. 연구결과 주거 전용면적의 획일적인 증축이나, 방 및 화장실 수 등의 추가 설치는 수익률 측면에서 바람직하지 않은 것으로 분석되었다. 반면에 라이프 스타일의 변화를 반영하는 평면의 변화(베이 수 추가 설치)나, 주차장의 추가설치 등 주거편의성을 높이는 변화는 수익률에 긍정적인 영향을 미치는 것으로 분석되었다. 이러한 공동주택 리모델링 사업의 수익성에 영향을 미치는 물리적 변화요인에 대한 연구결과는 보다 합리적인 리모델링 정책 및 단지별 리모델링 계획 수립에 기여하게 될 것이라 기대한다.

This study considers remodeling project as a rehabilitation project in which, without changing the location conditions of the apartment, brings about physical changes that alters its characteristics and residential comforts. The purpose of this study is to analyze the factors that affect the profitability of the apartment remodeling business and the extent of their effect. As as result of the study, it was found that uniform enlargement of residential area and addition of rooms and washrooms had negative effect on profitability. On the other hand, changes to the level of residential convenience, such as changes in structural plane of the apartment (addition of bays), and addition of parking lots were found to have positive effect on profitability. It is hoped that the result of this study regarding the physical change factors affect the profitability of the apartment remodeling projects will contribute to improvement of remodelling policies and future remodeling projects.
