북한의 부동산제도 특히 토지제도는 社會主義的 土地制度에 입각하고 있다. 근래에 토지이용권의 인정에 의하여 약간의 변화가 일어나고는 있지만 근본적으로는 종전처럼 사회주의적 토지소유제도를 운용하고 있으며, 토지에 대한 매매，담보> 상속이 허용되지 않고 있다. 중국의 부동산제도는 토지개혁에 의하여 토지가 중농에게 집중되었고> 이를 해결하기 위하여 農業의 集團化가 추진되었다. 그러나 集團耕作 방식은 농민들의 農業生章에 대한 적극성을 상실하여 農業經濟가 피폐하게 되는 원인이 되어 1985년에 人民公司가 해체되고 가정별 都給經營이 전면적으로 실시되었으며, 농촌경제의 급격한 변화는 중국의 改革 • 開放을 가속화시킨 결정적인 계기가 되었던 것으로 평가된다.
The real estate system of North Korea, especially the land system is based on the socialistic land system. Recently it is chaining a bit on the land system because it is permitted the use right of land by the North Authority. But fundamentally it is still used socialistic land system as in the past, it can’t permit about buying and selling, mortgage, inheritance of land in the North Korea. In the land system of China, the land is concentrated to the middle-class farmer by the land reformation. So in other to solve this problem, it goes ahead with the collectivization of agriculture. But the method of collective cultivation is caused to exhaust agriculture economy because of wanting by the fanners agriculture production. Therefore People s Corporation was dissolved in 1985 and man^ement of contract for work in each family is enforced generally. The sudden change in rural economy is evaluated decisive opportunity that accelerates reformation and opening in China.
