A Study on Evaluation Index Development of Residential Satisfaction for Residents of Permanent Rental Housing

본 연구의 목적은 영구임대주택 입주민을 위한 주거만족도 평가지표를 제안하는 것이다. 연구내용은 첫째, 기존문헌에 대한 내용분석을 통해서 다양한 유형의 지표들 가운데서 중요하게 논의된 평가지표들을 구분하고 공통적으로 확인되는 변인들을 도출하였다. 둘째, 도출된 공통의 필요도와 적합도 평가지표들에 대해서 조사응답자가 중요하게 생각하는 평가지표를 두 개의 척도에서 반응을 살펴보고 공통된 항목을 골라내어 각 지표들의 관계성을 살펴보았다. 셋째, 도출된 결과를 IPA분석을 통하여 전문가와 입주민의 관점에서 평가지표들 간의 차이점을 분석하였다. 연구결과, 주거만족의 실수요자는 입주민이기 때문에 앞으로의 평가모델은 입주민이 중요하게 생각하고 필요로 하는 척도를 중심으로 개선될 필요가 있다. 앞으로 새로운 주거만족도에 대한 평가모형을 만들 때는 입주민들이 선호하고 가치 있다고 판단하는 평가지표들을 중심으로 주거만족도를 측정해야 한다. 입주민의 요구가 반영된 주거만족도 평가지표를 개발해야 구체적이고 실질적인 차원에서 입주민의 주거만족도를 평가 할 수 있을 것이다.

The purpose of this study is to suggest a housing satisfaction evaluation index for residents of permanent rental housing. The content of the study is as follows: First, through the contents analysis on the existing literature, the evaluation indexes that are important among the various types of indicators are distinguished and the variables that are commonly identified are derived. Secondly, we evaluated the evaluation indexes which respondents considered important to the common needs and the fitness indexes. We looked at the responses on two scales and examined the relationship among the indexes by selecting common items. Third, the results are analyzed by IPA analysis and the differences between the evaluation indexes from the point of view of experts and residents are analyzed. Since the actual satisfaction of the residents is the residents, the future evaluation model needs to be improved around the scale that the residents consider important and need.In the future, when creating an evaluation model for new residential satisfaction, it is necessary to measure the residential satisfaction with the evaluation indexes that the residents judge to be preferred and worth.It is necessary to develop a housing satisfaction index that reflects the needs of the residents, so that the residents satisfaction with the residents can be evaluated in concrete and substantive terms.
