ANP를 활용한 빈집 발생원인 중요도 분석에 관한 연구

A Study on the Analysis of the Cause and Importance of Vacant Housing Using Analytic Network Process(ANP)

Changes in population structure according to low birth rate・aging led to a great social change called the period of low growth・decrease in population. Accordingly, cities became smaller and decayed, and vacant houses are increasing daily by various different causes. The purpose of this study is to provide substantive suggestions by calculating relative importance of causes of vacant housing to inhibit and prevent vacant housing in advance. ANP was used for the analysis, and the final index was selected and used in the analysis by conducting Focus Group Interview(F.G.I) on the first preliminary index derived through literature research and theoretical study. According to the analysis result, the importance was calculated in the order of decline of city and crater phenomenon of urban center(0.17922), slack in regional economy(0.149986), residence of low income households(0.132696), and changes in population structure according to low birth rate and aging(0.129145). It was identified that decline of city, regional underdevelopment, influx of low income households, and changes in population structure make major impact on vacant housing. Political suggestions based on the finding are as follows. First, urban regeneration policy that can increase permanent resident population is necessary to prevent the outflow of population according to the decline of cities. Secondly, maintenance support fund of vacant housing for low income households who are residing in underdeveloped region needs to be expanded. Thirdly, development methods need to change for flexible response to be possible in the dawning of a stage of sluggish development.
