전원주택 가격결정요인에 관한 연구

A Study on the Determinants of Country Housing Prices

본 연구 대상으로 전원주택이며 강원도 지역을 중심으로 전원주택 가격결정에 영향을 미치는 요인에 대해 분석하였다. 실증분석을 위해 2014년부터 2017년까지 영월군, 원주시, 정선군의 총 154건의 매매 데이터를 확보하였다. 종속변수로는 전원주택의 가격을 토지면적으로 나누어 단위면적(㎡)당 거래가격을 종속변수로 한 모형으로 분석하였다. 설명변수로는 입지특성, 토지특성, 주택특성 3가지 특성과 통제변수로 시점특성, 지역특성 2가지 특성으로 하였다. 본 연구는 단순 문헌조사나 설문조사 등을 활용하여 분석한 전원주택 관련 선행연구에서 더 나아가 실제매매거래 데이터를 활용하여 다중회귀분석을 활용했다는 것에 의의가 있다. 전원주택에 중요한 자연환경요인이라 할 수 있는 조망관련 특성이나 배산임수, 하천과의 거리 특성 등을 통하여 분석하였다. 일반적인 단독주택과 달리 전원주택은 가격 결정요인의 형태가 다르게 형성된다는 것으로 실증분석 할 수 있었다. 전원주택에는 어떤 요인들이 가격에 영향을 끼치는지 분석하고 분석 결과를 가지고 시사점을 도출하는데 목적을 두고 있다.

The study analyze factors that affect the decision of the country housing prices based on the province of Gangwon. For the purpose of the verification analysis, a total of 154 cases of sales data from Yeongwol, Wonju and Jeongseon were obtained from 2014 to 2017. As a dependent variable, the transaction price per unit area(㎡) was analyzed as a dependent variable by dividing the price of a house with the land area. As explanatory variables, there were three characteristics of location, land, and housing. As control variables, there were two characteristics of time frame and region. This study was meaningful in that the preceding study on country housing which was analyzed using simple literature surveys or questionnaire surveys developed multiple regression analyses using actual transaction data more. The results were conducted by analyzing characteristics related to viewing, Baesanimsu and distance between streams which are important factors for natural environment in country houses. Unlike a typical single house, it was found that a country house has different types of price determinants. The aim of a country house is to analyze what factors affect its price, and to derive its implications from the analysis results.
