The Study on the Housing Satisfaction and the Preference of housing management for Public Rental Housing in Seoul

The purpose of this study is to investigate the housing satisfaction and preference of housing management for residents and staffs. The data used in this research are collected from survey of 100 housing management staffs and 190 residents of public rental housing. Analysis of questionnaire research was utilized SPSS WIN 12.0 Korean version program in analyzing data. And Frequency, Means and T-Test of analysis were enforced to verify differences of recognition between staffs and residents. Results, ① Facilities maintenance, operations, cleaning, housing costs only in direct residential satisfaction was high. ② Residents and Staff survey, four items(Public facilities, Personal space, Tenant management, Payment Management) were preferred in direct management. Major finding of this study are as follows; ① Housing management system should be changed provider focused mainly on the consumer to change. ②Housing manager should enhance the accessibility and responsiveness ③ Housing manager should improve management expertise ④ Housing manager should increase reuse and word-of-mouth effect.
