주거지역 결정요인이 주거만족도에 미치는 영향 -제주특별자치도를 중심으로-

The Effect of the Determinants of Residential Area on Residential Satisfaction: Focused on Jeju Special Self-Governing Province

The purpose of this research is to analyze the influence factors on the residential satisfaction for the Jeju residents, during the rapid population inflow in the Jeju area is increasing. For this purpose, a survey was conducted among 1,397 residents, which was followed by hierarchical regression analysis, t-test and ANOVA in order to analyze the gap in awareness of influencing factors for residential satisfaction and determinant factors for residential areas of Jeju residents. The results of the analysis are as follows: First, educational, locational, personal, social and economic factors, set in the study as the influencing factors for residential satisfaction, all have significant influence on their residential satisfaction. Second, Jeju residents put more importance on ‘my health conditions’ of personal factors, ‘a good place for leisure activities’ and ‘distance from friends and acquaintances’ of social factors, and ‘convenience of transportation’ of locational factors and ‘easier access to convenient facilities’ of locational factors. On the other hand, immigrants put more stress on ‘my job’ of personal factors and ‘primary and secondary educational environment’ of educational factors. It can be concluded that there are differences in determinant factors for residential areas between Jeju natives and immigrants. Third, the results of analyzing determinant factors for residential areas with four divided categories of northern, southern, eastern and western districts show that all the determinant factors have significant differences except ‘pleasant natural environment’ of locational factors and ‘educational environment for a private education’ of educational factors. The study have following suggestions for Jeju residents’ improved residential satisfaction. A comprehension action is needed to improve educational, locational, social, personal and economic factors. Especially, educational benefits should be given to more various social classes, and improved locational environments and employment policies and supports should be offered since most of the surveyed want to continue living in Jeju. Most importantly, building infrastructures is necessary to meet the needs in the areas with rapidly growing populations.
