Analysis of Determinants of Housing Lease Dispute Settlement Center for Housing and Lease Dispute Settlement in Seoul Central Branch

The purpose of this study is to analyze the factors influencing the adjustment of the housing lease dispute resolution committee to solve the housing lease dispute by using the Leechung logistic regression method using the housing lease dispute adjustment data of Seoul Central Branch of the Korea Legal Aid Corporation. As a result, the variables influencing the establishment of the housing lease dispute settlement have a significant effect on the variables of the respondent s gender, type of housing, time of application, and cause of the dispute. First, among the genders of the Respondent, women showed a positive (+) relationship with the establishment of mediation. Therefore, it is necessary for the mediation committee of the psychological experts to consider the gender. Second, the housing type among the lease objects has a significant effect on the adjustment. Therefore, it is necessary to prepare a table of physical residual value for repair maintenance adjustment by housing type. Third, in the characteristics of adjustment, it was found that factors affecting the establishment of the dispute in the cause of dispute and application timing were found to be affected. In order to do this, it is necessary to identify the precise cause through investigators and to identify seasonal disputes.
