구조방정식 모형을 활용한 민간임대주택 활성화 방안 연구

A Study on the Vitalization Schemes of Private Rental Housing Complex using Structural Equation Analysis

The study aims to suggest ways to promote private rental housing by deriving residential satisfaction factors of residents in private rental housing and identifying effects of these satisfaction factors on purchase intent which is a passive demand factor and recommend purpose which is an active demand-generating factor.As a way of this analysis, structural equation modeling was used by setting a structural equation model. The summary of this result is as follows. It was shown that satisfaction of facility and management factors, community factors, educational environmental factors and economic factors had a significant positive effect on overall residential satisfaction and the community factors have a biggest impact on overall residential satisfaction and second factors were educational environment ones and the third ones were facility and management factors and the economic factors were shown to be the lowest influence. The overall satisfaction of residents in private rental housing showed a significant positive effect on purchase intent and also had a significant positive effect on recommend purpose. In addition, it appeared that the higher purchase intention of residents in private rental housing was, the higher recommend purpose for others was. In conclusion, it is recommended to consider the factors affecting housing satisfaction and continually manage them in order to prevent future unsold problems after the mandatory lease expires because housing satisfaction of residents in private rental housing had a positive impact on purchase intent and recommend purpose.
