Prediction of Bankruptcy Time in Real Estate Development Project Using Binomial Option Model

PF에 의한 부동산 개발 사업에서 자기자본 조달이 가능한 시행사는 시공사의 지급보증에 의지하지 않고 사업의 재무적 타당성과 자기자본 조달 능력을 토대로 부동산 개발 사업을 추진하곤 했다. 하지만, 기존의 연구결과에 의하면 이러한 방식의 자본조달은 전체사업비에서 자기자본과 대출로 충당되는 자본의 비중이 낮기 때문에 시장의 불확실성이나 대출의 상환방식 등에 따라 사업의 파산 여부가 크게 좌우되는데 지금까지 사업의 타당성 평가에 폭 넓게 활용되어 왔던 할인현금흐름법(Discounted-Cash Flow Method)에 기반한 분석은 시간의 흐름에 따른 투자에 영향을 미치는 변수들의 불확실성을 고려치 못했던 것이 현실이다. 이러한 의미에서 이 연구는 부동산 개발 사업 고유의 자본구조, 현금흐름의 특징에 기반한 기초 자산의 불확실성, 그리고 대출상환 방식 등을 고려할 때 옵션가격결정이론 및 관련 금융 및 경제이론을 바탕으로 사업의 파산시기 추정을 위한 금융모델을 구성한 후 부동산 개발 사업 사례에 적용 및 그 결과를 분석함으로써 시행사가 PF 및 선분양 방식에 기반한 부동산 개발 사업을 고려할 때, 사업의 파산시기 추정을 위한 이론적 틀 및 그에 따른 시사점을 제시하고자 한다.

1. CONTENTS (1) RESEARCH OBJECTIVES Under the development finance structure, which can finance the development of others without the guarantee of construction companies, it is necessary for business operators to consider flexible management and decision making in the cash flow and profit structure in the future real estate development business by reviewing the bankruptcy timing before the commencement of business. (2) RESEARCH METHOD Considering the uncertainty of the pre-sale market in the real estate development business, we construct a research model using the option pricing theory and determine the bankruptcy time of the business through the study model. (3) RESEARCH FINDINGS If the value of the underlying asset increases or decreases according to the volatility of the pre-sale market, negative cash flow has occurred in the development business due to land and construction costs and the financial cost of the loan. 2. RESULTS This paper suggests a theoretical framework for estimating the bankruptcy time of a business and implications for real estate developers when they consider the real estate development project based on PF and pre-sale method by analyzing the application and analyses of the results.
