주거만족도가 장기거주의사와 추천의도에 미치는 영향 분석

Analysis of the effects of Residential Satisfaction on Long-term Residence and Recommendation Intention. - Focused on National and Private Rental Housing -

본 연구는 민간임대주택의 주거만족도와 장기거주 의사, 추천 의도의 영향 관계를 살펴보고, 국민임대주택과 비교 분석함으로써 민간임대주택의 공급 및 활성화를 위한 정책 수립 시에 국민임대주택과는 다른 접근법을 시도해야 한다는 시사점을 제공하기 위하여 연구를 진행하였다. 구조방정식 모형을 통한 분석결과 국민임대주택은 주택 특성, 주거 편의성, 경제적 특성, 민간임대주택은 주택 특성이 주거만족도에 영향을 미치는 것으로 나타났다. 주거만족도가 높아지면 장기거주 의사와 추천 의도가 높아지며, 장기거주 의사가 높아짐에 따라 추천 의도도 높은 점은 공통점이었다. 민간임대주택에서는 주거만족도가 장기거주 의사에 미치는 영향이 큰 것으로 나타났는데 이는 유사한 입지의 유사한 임대료 수준의 주택이 많으므로 언제 든지 이주할 수 있는 대안이 있어서인데 주거만족도가 낮으면 장기거주를 희망하지 않고 쉽게 이주하는 점과 관계가 있다. 따라서 민간임대주택을 공급할 경우 주택의 품질을 수요자의 기대수준까지 높여서 주거만족도를 높여야 한다.

The purpose of this study is to analyze the effect of housing satisfaction on intention and recommendation intention of long - term residents. The study was conducted to provide a proposal to try a different approach to public rental housing when establishing policies for the provision and activation of private rental housing. According to the results of the structural equation model analysis, the higher the satisfaction of the residence, the higher long-term residence and recommendation intention. It is found that the housing characteristics, residential convenience and economic characteristics affect the satisfaction of housing in the national rental housing. On the other hand, in the case of private rental housing, the housing characteristics affect the satisfaction of housing. In the case of private rental houses, the satisfaction of residents has a great impact on long - term residents because there are many similar residential houses with similar rent levels, so there is always an alternative to move. Therefore, in case of supplying private rental housing, the quality of housing should be raised to the expectation level of the consumer so that the satisfaction of the residence should be raised.
