노후 택지개발지구 거주자 만족도 영향요인에 관한 연구

A Study on Effect Factors of Deteriorated Housing Development Districts on Residents Satisfaction

본 연구는 노후화된 1기 신도시인 분당, 일산과 인접 택지지구인 행신·화정, 수지에 거주하는 거주자들을 대상으로 입주민의 만족도 조사를 통하여 입주자 만족도에 영향을 미치는 요인들을 비교·분석하였다. 본 연구의 실증분석 결과, 첫째, 신도시와 인접 택지지구 거주민들의 전체적인 종합만족도 영향요인은 생활편익환경, 인프라환경, 사회복지환경, 주거환경 순으로 만족도에 영향을 끼치는 것으로 나타났다. 또한 거주자 만족도 영향을 요인별로 분류해보면, 주거환경 요인에서는 방범 및 안정성이 만족도에 가장 큰 영향을 미치는 것으로 산출되었고, 사회복지환경 요인에 서는 복지시설이, 인프라환경 요인에서는 도시경관이, 생활편익환경 요인에서는 문화예술시설이 각각 가장 큰 영향을 미치는 것으로 나타났다. 둘째, 1기 신도시와 인접 택지지구 거주민들 간의 만족도 영향요인을 상대적으로 비교한결과, 1기 신도시 및 인접 택지지구 거주민 모두 생활편익시설 요인이 만족도에 가장 큰 영향을 미치는 것으로 산출되었다. 아울러, 평가변수의 영향력 산출결과 주거환경 요인에서는 1기신도시와 택지지구 공히 방범 및 안전성이, 사회복지환경에서는 공공 및 복지시설이, 인프라 환경에서는 도시경관과 보행 및 자동차 통행환경이, 그리고 생활편익환경에서는 문화예술시설과 근린생활시설의 중요도가 높은 것으로 도출되었다. 셋째로, 다중회귀분석 결과와 만족도 결과를 종합하여 분석한 바, 만족도대비 평균이하 그룹은 비록 현재 만족도 수준이 낮지만 만족도에 미치는 영향이 큰 변수들로 향후 정비사업 추진 시에는 적극적으로 고려되어야 할 분야로 귀결될 수 있다. 이러한 전제하에 1기 신도시의 경우, 문화예술시설, 보행 및 자전거 통행환경, 방범 및 안전성 등 소득 수준 향상에 따른 시설 들이 부각됨을 알 수 있다. 또한, 인접 택지지구의 경우, 도시경관이나 복지시설 등 신도시에 비하여 상대적 열악한 변수들의 중요성이 상당히 부각되어야 함을 알 수 있었다.

This is the study to compare and analyze effect factors of residents satisfaction in the 1st planned new towns and deteriorated housing development districts near them by drawing it. Based on the evaluation variables drawn, a survey was conducted targeting residents in Haengsin·Hwajeong and Suji, the housing development districts adjacent to Bundang and Ilsan, the 1st planned new towns. The results of the empirical analyses of the study were as follows: First, the effect factors of residents satisfaction in the 1st planned new towns and deteriorated housing development districts near them have found to have a great effect on residents residential satisfaction in order of community facilities environment, infrastructure environment, social welfare environment, and residential environment. Concretely, the evaluation variables by effect factor has found that crime prevention and safety, social welfare facilities, urban scape, culture and arts facilities have a great effect on residents satisfaction. Second, the result which compared and analyzed the effect factors of residents in the 1st new towns and housing development districts near them has found that the 1st new towns have an effect on residents in order of community facilities environment, residential environment, and infrastructure environment, while the housing development districts near the 1st new towns are different from them as order of community facilities environment, infrastructure environment, social welfare environment, and residential environment. Concretely, the result which compared and analyzed the evaluation variables has found that crime prevention and safety, public facilities, urban scape, and culture and arts facilities are important in the 1st new towns. On the contrary, the housing development districts near the 1st new towns were drawn to be order of crime prevention and safety, social welfare facilities, urban space, and neighbourhood living facilities as the different result.
