수정M-W모형을 이용한 가구의 장기주택수요에 영향을 미치는 주거환경특성 분석

Analyzing Residential Features affecting Long-Term Housing Demand of Household using Modified Mankiw-Weil Model

본 연구는 주택수요 예측에 있어 주거환경에 대한 중요성에도 불구하고 다양한 연구가 미비했던 한계를 개선하기 위해 수정M-W모형을 이용해 가구의 장기주택수요를 추정하고, 주택수요에 영향을 미치는 주거환경 특성을 분석하였다. 실증분석 결과, 가구주의 연령이 높아질수록 주택수요가 증가하는 특성이 있다는 점을 확인하였다. 주거환경특성과 관련해서는 현재의 주택에 대한 가치가 장기주택수요를 창출하는 중요한 원인이 될수 있으며, 본 연구가 공동체적 의미가 강한 주택유형인 아파트를 대상으로 했다는 점에서 이웃과의 관계가 주택수요에 중요한 영향을 미치고 있음을 파악하였다. 또한 교통과 물리적 쾌적성도 장기주택수요와 관련한 중요한 주거환경 요인이 될 수 있다는 사실을 도출하였다. 이러한 결과를 통해 본 연구는 실수요자가 보다 나은 환경의 주택에 거주할수 있도록 하는 주택 및 주거정책이 보다 강력하고 포괄적으로 진행되어야 할 필요가 있 다는 점과 주택정책이 외부 주거환경 보다 수요자 맞춤형 아파트 건축기준 마련 등 내부 주거환경의 개선에 보다 높은 관심을 둘 필요가 있다는 점을 함께 확인하였다.

The main purpose of this study is to estimate residential environment features influencing the long-term housing demand of household using 2014 korea housing survey. The modified mankiw-weil model and multiple regression model are used for the empirical analysis. As a result, this study finds that the higher the age of the household head, the greater the housing demand, and in particular, the biggest housing demand shows in between 65 and 69 years. Moreover, in terms of the residential environment features, traffic accessibility, parking convenience, safety, noise, cleaning, neighborhood relationship, and satisfaction of current housing have significant impacts on the long-term housing demand. Among them, the high satisfaction of current housing is found to be the most important feature in the demand. This study also finds that neighborhood relationship can be significantly important feature to increase long-term housing demand. It is because the most popular residential form in Korea is an apartment that keeps close relationship with the neighborhoods between the walls. These results confirm that the housing policies which allow end users to reside in a better environment need to be more robust and comprehensive. Moreover, the housing policy should be also more concerned with the internal housing environments than the external housing environments.
