시설분석을 통한 고령친화형 유료노인복지주택 개발동향에 관한 연구

A Study on the Development Trends of Charged Elderly Welfare Senior-friendly Housing through Facility Analysis

이 연구에서는 유료노인복지주택의 물리적인 시설과 더불어 서비스의 변화 및 입주자들의 선호변화에 대하여 연구하고자 하였다. 이를 위해 유료노인복지주택 25곳을 준공연도를 중심으로 5개년씩 3개 기간으로 구분하여 물리적·입지적 특성, 건강관리 및 헬스케어서비스 특성, 생활편의 및 안전관리서비스 특성을 분석하였다. 분석결과 물리적·입지적 특성은 도심형과 도심근교형의 고층 복합건물로 변화되는 것으로 나타났다. 해당시설에서 제공하는 건강관리 및 헬스케어서비스의 특성 분석결과 시간이 갈수록 건강관리 및 헬스케어서비스 제공 항목과 더불어 질적 수준 또한 향상되고 있음을 확인하였다. 특히 일부 시설의 경우 2차 병원 수준의 치료 및 재활시설 및 의료 인력을 확보하고 있었다. 이러한 분석결과는 건강상태의 유지 및 질병치료를 위해 실버주택에 입주하고자 하는 입주자들의 선호변화에 기안한 것으로 해석된다. 끝으로 해당 시설에서 제공하는 생활편의 및 안전관리서비스에 대한 분석결과 세대 내부의 빌트인 기기제공과 더불어 시설 내생활 또한 호텔의 컨시어지 서비스 등에 대한 제공이 점차 보편화됨을 확인하였다.

This study focused on the trend change of resident preference, care services and physical facilities of charged elderly welfare housing. First, 25 charged elderly welfare housings divided into 3 periods of 5 years per completion year were analyzed by characteristics of physical and positional condition, health care and health care services, lifestyle and safety management service characteristics. As a result, the physical and positional characteristics were changed into high - rise complex buildings of urban and suburban type. After characteristics of healthcare and healthcare service provided by the facility were analyzed, it was confirmed that the number of health care and healthcare service provision items increased and the quality level was also improved as time went on. Particularly, some facilities have secured second - class hospital treatment and rehabilitation facilities and medical personnel. This shows the increase in the demand for the silver housing for the maintaining the health condition and the treatment of the disease. Finally, in addition to providing built-in in-house devices, it was also found that the provision of on-site services in facilities and concierge services was becoming increasingly common through analysis of convenience and safety management services provided by the facility.
