공공기관 종전부동산의 매각과 부동산거래량의 상관분석

A Study on the Relationship Between Real Estate Sale of Public Institutions and Real Estate Market Prices - Center of the Seoul area -

본 연구는 국토균형발전을 도모하기 위하여 시행한 공공기관의 이전으로 인하여 발생된 공공기관 종전부동산의 매각현황을 연도별 매각개소, 매각대금, 매각건축면적, 매각 대지면적, 매입주체별, 용도지역, 종전부동산 소재지 등을 분석하였다. 서울지역 공공기관 종전부동산이 단기에 일괄 매각되는 경우 부동산시장의 부동산거래량에 어떤 상관성이 있는지 분석하였다. 그 매각면적에 따라 서울지역의 토지 및 건축물거래면적변동률과 주거용, 상업업무용, 공업용건축물거래면적비율 등의 부동산거래량에 관한 상관분석을 연구하고자 한다.

The study analyzed the sale status of the previously funded real estate properties, the selling price, the sale area, the sale area, the land area, and the old property location of the previous estate, which was caused by the relocation of the public authority to promote the balanced development of the national territory. The sale of real estate transactions in the Seoul metropolitan area was conducted in a short period of time to analyze the impact of real estate transactions. Based on the sale area, we want to study the correlation analysis of real estate transactions in the Seoul area and the ratio of land transactions to residential areas, commercial affairs for commercial transactions, and ratios of commercial transactions for commercial purposes.
