공동주택 관리비 구성요인별 영향에 관한 연구

A Study on the Influence of the Constituent Factors of Apartment Housing Management Expenses - Focused on the Comppulsory Managed Apartment Housing in Gyeonggi Area -

공동주택은 국민 대다수가 거주하는 주거형태로서 관리비 부과에 대한 많은 논의가 지속되고 있다. 본 연구의 목적은 공동주택 관리비의 구성 현황을 파악하고, 관리비를 구성하는 각 요인들이 단지의 특성에 따라서 어느 정도의 영향을 받는지를 규명함으로써 공동주택 이해관계자들간의 분쟁 예방을 위해 관리비에 대한 이해를 증진시키고자 하는 것이다. 연구범위는 경기도 관내 의무적 관리대상 공동주택을 대상으로 K-apt에 공개한 2015년도 관리비 자료를 토대로 특성을 분석하였고, 다중회귀모형을 통하여 결정요인을 파악하였다. 분석 결과, 공동주택의 ㎡당 관리비는 규모의 경제가 적용되는 분야로써 공동주택의 규모가 커질수록 공동주택의 ㎡당 관리비는 낮아지는 경향이 있으며, 공동주택 공용관리비에는 인건비가 차지하는 비율이 매우 높은 특징을 가지고 있음을 확인하였다. 또한 공동주택 관리비의 주거전용면적 기준 ㎡당 단가와 총액에 대한 각각의 다중회귀분석을 실시한 결과 총액을 종속변수로 한 분석이 더 높은 설명력을 가짐을 알 수 있었다. 그리고 공동주택 관리비에 영향을 주는 요인들은 여러 가지가 있으며, 각 개별 요인들이 공동주택 관리비에 주는 영향력의 크기와 방향이 달라짐을 밝혀내었다.

The apartment housing is a type of housing in which the majority of the population resides. And there is a lot of discussion about the apartment housing management expenses in the apartment house. The purpose of this study is to identify the current status of apartment housing management expenses and to clarify the extent to which each factor constituting the management fee is influenced by the characteristics of the apartment house. The scope of the study was analyzed based on the 2015 the apartment housing management expenses data released to K-apt for compulsory managed the apartment housing in Gyeonggi-do, and the determinants were identified through a multiple regression model. As a result of analysis, the management fee per ㎡ of apartment is applied to economies of scale. As the size of apartment increases, the cost of management per ㎡ of apartment is lowered, and the ratio of labor cost is very high. And there are many factors that affect the apartment housing management expenses , and the influence and magnitude of the influence of each individual factor on the apartment housing management expenses are different.
