The purpose of this study is to analyze the macro factors classified as economic, social, political, legal, administrative, regional and physical factors acting on the real estate price formation in Phnom Penh with existing literature. In this study, it was concluded that the factors affecting real estate price increase are related to the growth of factory numbers for low-value-added industries, factory workers, economic growth rate, amicable settlement of labor disputes, the possibility of profit remittance, population, foreign tourists, investment population, corruption liquidation will, implementation of vocational training, political stability, solving land ownership problem, stability of land use rights system for foreigners, permission of the land use right for foreign investors, foreign investment, improvement of traffic and road conditions, the degree of community activation, improvement of infrastructure quality, and utility activation.
