This study has conducted empirical analysis by applying structural equation modeling after forming latent variables to find out what effects the characteristics of single-person households have on housing welfare policy. Results of the study can be summarized as follow. First, as a result of data reliability and validity check to examine whether the data is appropriate for factory analysis, it has been concluded that the data was appropriate according to KMO and Bartlett’s test. Second, when confirmative factor analysis was implemented, it was proved that characteristics of single-person households, housing preference attributes, housing satisfaction, variables of housing welfare policy were acceptable models. The standardized factor loading, on the other hand, showed desirable explanatory power for many variables except for locational and spatial factors. Third, the results of model’s goodness of fit met criteria except for Chi-Square Test of Model Fit. Even in the case of C.R. values and standardized factor loading, most variables except for location and spatial factors, demonstrated desirable explanatory power. Fourth, validity of AVE values to secure reasonableness of judgment was also obtained. To summarize the studies, it has been found that differentiated policy is needed for housing welfare policy of single-person household according to housing preference attributes and housing satisfaction and focus should be placed on eight housing welfare policies. The correleation test between characteristics of single-person households and housing welfare policy based on age group (35 years old and 65 years old) shows that there was no effect for the group of 35 years-old or less. It has been concluded that the people in this age group put their priority of life on jobs, marriage, and carrier. On the other hand, for those over 65 years old (seniors), it has been found that characteristics of single-person households do have effects on housing welfare policy. This result agrees with the social trend facing super-aged society.
