광역지자체별 주택매매시장과 전세시장의 가격결정요인에 관한 연구

A Study on the Price Determinants of the House Sales Market and Jeonse Market by Korea wide-area unit of local government

본 연구는 우리나라 광역지자체별 종합주택가격지수 및 종합주택전세가격지수에 영향을 주는 요인들을 분석해 광역지자체별로 차이가 있는지 살펴보고자 하였다. 시간적 범위는 2007년 1월부터 2018년 12월까지 144개의 월별데이터를 이용하였으며, 공간적 범위는 16개 광역지자체를 대상으로 하였다. 분석 방법으로서는 ADF검정과 Granger-인과관계검정을 이용했으며, 독립변수로서 기존연구를 종합하여 연구목적에 부합하는 토지거래면적, 미분양주택현황, 경기선행지수, CD금 리, KOSPI, 실업률, 순인구이동을 사용하였다. 먼저 ADF검정으로 자료의 안정성 유무를 확인하고 불안정한 자료의 경우 차분을 통해 안정성을 확보하였다. 안정성이 있는 자료를 바탕으로 Granger 인과관계검정을 한 결과 광역지자체별로 매매가격과 전세가격에 영향을 주는 요인이 다르게 나타나 각 광역지자체별로 주택정책을 다르게 적용해야 함을 확인하였다.

CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to examine how the wide-area unit of local government will apply the real estate price policy in a situation where house sale market and Jeonse market are moving differently depending on the regions such as Seoul and the provinces. (2) RESEARCH METHOD This study used ADF(Augmented Dickey-Fuller test) of unit root test and Granger causality test to achieve the major objectives of this study. The time range was from January 2007 to December 2018, and spatial range was 16 wide-area unit of local government(7 metropolitans and 9 provinces). Dependent variable are comprehensive house sale price index and comprehensive Jeonse price index and independent variable are 7 variations such as land transaction area, unsold housing, composite leading indicators, CD interest rate, KOSPI, unemployment rate, net population movement. (3) RESEARCH FINDINGS This study finds that determinants of house sale price and Jeonse price have differently shown in accordance with each wide-area unit of local government. So each wide-area unit of local government is the basis for applying different housing policies. 2. RESULTS The results of this imply that it is considerably important to establish the housing policy pursuant and suitable to each characteristics to denote statistically major variables to impact on each wide-area unit of local government.
