오피스빌딩 기관투자가 유형별 투자영향요인 분석

An Analysis of Investment Impact Factors by Types of Institutional Investors in Office Building

본 연구의 목적은 오피스빌딩에 투자하는 기관투자가를 투자자 유형별과 투자전략 유형별로 각각 세분화하여 집단별 의사결정 특성에 따른 만족도 및 지속투자의도에 미치는 투자의사 영향요인이 어떻게 다른지 분석하는 것이다. 본 연구에서는 선행연구와 문헌연구 등을 참조하여 예비요인을 도출하고 이를 투자전문가에게 표적집단면접법을 활용하여 설문문항을 확정하였다. 설문문항의 타당성 검증을 위하여 요인분석을 실시하였으며, 회귀분석을 이용하여 투자자 유형별과 투자전략 유형별로 투자 만족도 및 지속투자의도에 미치는 투자의사 영향요인을 분석하였다. 연구 결과, 오피스빌딩에 전문적으로 투자하는 기관투자가는 투자의사 영향요인과 투자만족도, 지속투자의도와의관계에 있어서 유사한 점도 보이고 있으나 투자자 유형별, 투자전략 유형별로 영향관계가 상이하였다. 본 연구의 의의는 오피스빌딩 투자 마케팅에 유용한 정보를 제공하고 개인투자가에게 전문 투자기관의 투자선호 요인을 참고하게 하는 데 있다.

CONTENTS (1) RESEARCH OBJECTIVES The purposes of this study are to analyze the effects of factors on the satisfaction when institutional investors invested in office building, then to divide institutional investors by investor type and investment strategy and to analyze how decision-making factors influence on them. (2) RESEARCH METHOD This study was based on survey analysis. The data for the analysis were collected from institutional investors which invest in office building. This study used the statistical analysis techniques such as factor analysis, reliability analysis and multiple regression analysis. (3) RESEARCH FINDINGS The findings of this study are as follows : Firstly, the factors that significantly influenced the satisfaction with office building investment were security package, financial strength, and asset characteristic for all investors. Secondly, financial strength and security package significantly influenced the satisfaction of equity investors. But every factor had impact on the satisfaction of loan investors. Thirdly, financial strength and security package significantly influenced the satisfaction levels for core investment strategy and risk preference investment strategy. 2. RESULTS The institutional investors who invested professionally in office buildings showed similarities in their relationship with the factors of investment impact, investment satisfaction, and continuous investment.
