This study identified the Private Value reflected in the price factors of high-end housing. The actual transaction data were collected within the top 10 apartment complexes as a dwelling for which the property tax burden is large. And analyzed the value factors through the characteristic price model. Private Value consists of conceptual elements that favor Privacy Protection, Differentiation, Community in Similar Classes. 26 independent variables were utilized as location characteristics, complex characteristics, housing characteristics, environment characteristics, and other characteristics, and 11 variables were identified as factors affecting high-end housing price determination through a stepwise analysis. Among them were the number of years elapsed, the officetel, neighborhood living facilities, the rate of appropriation, the type of building, the number of generations for joint use of elevators, and the construction ability of construction companies. In this study, we identified the characteristics of the high-end housing market by comparing with the characteristics of the general housing, which was commonly mentioned in the previous preceding research, and by comparing the characteristic differences of each value factor, and confirmed that there is Private Value as a factor.
