A Study on Important Factors in Small-scale Housing Development Projects

Small houses in Korea are defined as detached houses and apartments, which are constructed with a floor area of less than 660 square meters under the building law. Most small houses have a lower quality and lower price per square meter compared to apartments represented by apartments, giving the impression that they are residential forms of ordinary people. Korea has implemented a housing policy centered on apartment buildings, which is represented as apartments during the period of urban expansion due to industrialization. As a result, there was virtually no law regulating construction procedures or methods for small houses under 660m2. As a result, construction was often carried out by owners or unqualified builders who had no experience in building. The situation has led to a drop in the quality of houses and an increase in construction costs due to the risk of construction suspension and poor construction in small-scale housing construction projects. This study is ultimately aimed at deriving the components of a small architectural public security platform and the contents of the services that this small architectural public security platform will implement. To this end, the preliminary research on the construction of small residential buildings and platform services is reviewed and the first important factors that arise from the small construction process are reviewed. Based on this, the research theory is set up and the importance of each factor is determined. We also want to analyze the contents of the survey and draw out the critical factors and risks for each step of small-scale housing construction.
